We specialise in achieving planning consents for rural property, whether for change of use of farm buildings to commercial, retail and residential uses, or for new build residential, commercial and agricultural property. We also provide an appraisal service for householders which advises on adding value to properties in preparation for a sale, whether through securing consents for new outbuildings, change of use or extensions.

Our success is built on a detailed understanding of the policy environment and we are active in lobbying local authorities to shape the policies which concern our clients at the local level through the local development framework process.

Our in-house CAD technician works closely with our planning consultants, providing a 'one stop shop' for architectural and planning advice which enhances the likelihood of success.

Our planning advice is always provided in the context of viability from a financial and practical standpoint and is underpinned by a holistic approach which takes into account the wider issues associated with pursuing a planning application.

Strategic Planning and Development Advice

We are market leaders in advising landowners on strategic development matters throughout the country - able to combine a detailed knowledge of planning policy at a national, regional and local level. We demonstrate a depth of experience in advising landowners in the conclusion of promotion, joint venture and option agreements with developers, pension funds, private investors and property companies.

At Sworders, we lead the field in agreements that protect landowners interests more robustly than a traditional option agreement. In the four Sustainable Communities Plan growth areas (M11 corridor, Milton Keynes South Midlands sub-region, the Thames Gateway and Ashford) we have secured development agreements covering in excess of 2,000 acres which are potentially allocated for 13,500 houses.  We have also been proactive in influencing both Regional Plans and Local Development Frameworks.
